Undeveloped 158 +/- acres of high desert land, ready to be put into production with organic crops, trees, grapes or conventional farming. The area is established as a major wine grape, pecan and pistachio producer. The mild summer climate with cool nights produces high quality alafalfa hay that is in demand by local dairies and for export. Other crops grown in the area include chile, corn, cotton, wheat, barley pumpkin, onions and potatoes.
This part of Cochise County is noted for its wine grapes and has an American Viticultural Area designation. Local vineyards are nearby and nearly 74% of Arizona's wine grape production comes from this area. The property is a potential destination winery with close access to Interstate 10.
The area is an alluvial setting between the Pinaleno and Winchester mountains. Soils are productive Duncan loam, Gothard fine sandy loam, and Karro loam.
The property is adjacent to the City of Willcox well field and active irrigation wells are nearby. There are several shallow wells on the property, but none are in production. The property is currently outside of an Active Management Area (AMA) for regulating water rights.
